Federal Reserve raised interest rates - key interests rate, target funds...

Today the Federal Reserve raised Key Interest Rates by 0.25%. Not to be confused with Mortgage interest rates, these interest rates have a minimal effect on mortgage interest rates depending on which type of home loan you're pursuing. Watch this video to see if this new Fed rate hike will affect Denver Home buyers in the future.

Countdown to 2016... The 7th Reason to Live in Denver Colorado!

Countdown to 2016... The 7th Reason to Live in Denver, CO is: the 16th Street Mall. This is known as the heart of downtown Denver. With over 300 shops and 50 restaurants it may take you a few trips to see everything. According to Yelp.com the #1 place to grab a bite to eat is Biker Jim's Dogs. In 2005 Biker Jim ditched his old job to open up his first side walk food cart. One cart became 3 carts and soon he was opening up his first brick and mortar restaurant. Although yelp.com lists this as the #1 restaurant. The location is actually a few blocks north of the mall on Larimer and 22nd in an area known as the ballpark neighborhood. So.... the 2nd best restaurant on the 16th Street Mall (according to yelp.com) is actually The Yard House located on the corner of 16th Street and Tremont Place. The Yard House is located in Sheraton Denver Downtown Hotel. Known for its great food, service, drink selection and excellent service; this is a go-to destination if you're walking the 16th Street Mall in downtown Denver Colorado.

Countdown to 2016 - The 8th Reason to Live in Denver Colorado - Casa Bonita - South Park and Denver Colorado

Countdown to 2016... 8 weeks left. The 8th Reason to live in Denver is.... Casa Bonita!! Oh my, my, my. What do I say about the famous Casa Bonita? Ha! I say it is quite possibly the greatest place on Earth. Now I'm a grown a** man with zero children and I still enjoy this place. Located in Lakewood, just minutes from downtown Denver and Sport Authority Field at Mile High, this place is now officially known as landmark. An article in the Westword has some good tips on how to further enjoy this staple of Denver and Lakewood Colorado:

  1. Demand a seat by the waterfall. That's right there's a waterfall in the restaurant, and divers actually jump of a cliff right in front of you to avoid being chased by a gorilla (I can't make this up).
  2. Order beer by the bucket. This is designed to make the food taste better.
  3. Don't eat the food. Just kidding. But if you want your stomach to survive maybe just eat a little bit and hold off for the sopapillas. The sopapillas are dangerously tasty and it will make you wonder just how in the world those powdery balls of glory came from the same kitchen as the rest of the food.
  4. Do your research and watch the South Park Season 7 Episode 11. Trey Parker said it is definitely one of his top 10 favorite South Park episodes!

Countdown to 2016... The 9th Reason to Live in Denver Colorado is...

The Denver Broncos!!! I would say they are the #1 Reason to Live in Denver, but the voters have spoken and the Broncos own our 9th spot in our Countdown to 2016!!

How to Buy a Home and Compete in Denver's Hot Real Estate Market

Now almost midway through 2015, Denver has been experiencing a historic seller's market for most of the year thus far with no end in sight. Why? Low inventory caused by lack of new home production throughout the recession in 2008-2009, and increased buyer demand for housing in Denver. The recession was known as the Great Recession because it was the USA's worst economic breakdown since the Great Depression in 1929. Thanks to economic stimulus spending, the recession ended in the third quarter of 2009 when the nation's GDP turned positive.
It has taken some time but Americans are once again turning to the real estate market to buy and sell their investments. Denver homeowners have seen a significant rise in home values over the past few years. In fact, March was the 39th straight month of year-over-year price gains in the Denver area. Denver's real estate market has been leading the nation for some time now. What does all this mean? Sellers are sweet and buyers are beat. Homes are selling FAST! Buyers are running around like chickens with their heads cut off while throwing their checkbooks at every house for sale desperately hoping a seller will "pick us". Buyers are becoming so desperate that we're seeing people paying 10-30 thousand dollars above appraised value! The demand for housing in Denver has reached new levels of OMG!
So what can you "A Buyer" do in today's market do to avoid this madness and get yourself into a home for a good price, while keeping your sanity and your dignity?
